Welcome to South Carolina.
The secret to a smooth move is finding the right team.
Relocating means making decisions about a place you can't yet walk through. We help you understand the regions, the towns, and the process, so your first visit is a confirmation, not a discovery.

Terms & definitions.
Pre-approval
A lender reviews your income, debt, and credit to determine how much you can borrow. Having it in hand puts you in a strong position when the right house comes along.
Offer
Not just a number, a detailed proposal including price, contingencies, closing date, and special terms. We go through it with you line by line before it goes to the seller.
Contingency
Conditions that must be met before the sale is final, such as a home inspection or financing contingency, designed to give you peace of mind and flexibility.
Earnest money
A deposit showing the seller you're serious, held in escrow and applied toward your down payment or closing costs. A valid contingency typically protects it.
Due diligence
Usually about two weeks after going under contract, when you schedule inspections, review reports, and finalize financing, and can usually walk away without losing earnest money.
Seller's disclosure
By law, sellers must disclose known issues such as foundation cracks, roof leaks, or electrical problems. We review it together.
Home inspection
A professional reviews the structure, roof, plumbing, electrical, and major systems. Findings help us negotiate repairs or adjust the price.
Appraisal
Your lender orders a licensed appraisal to confirm the home is worth the amount being financed, protecting you and the bank from overpaying.
Closing costs
Fees due at the end of the transaction, like loan fees, appraisal, title insurance, property taxes, and legal costs. We help you know what to expect upfront.
