Greenville vs Asheville: 38% More House Money, Smaller Paychecks
Asheville is about an hour up I-26 and roughly $139,000 more expensive per house. That gap is the whole comparison. Below is me showing my work on where it comes from, and who should pay it anyway.

Greenville vs Asheville home prices: where the $139,000 goes
Redfin puts Asheville's median sale price at $507,000 for the three months ending June 2026, up 1.3% year over year. Greenville County's median sat at $368,146 in May 2026.
Same size house. Same hour to a trailhead. One of them costs 38% more.
Now the honest asterisk, because most comparison posts bury it. That Greenville figure is countywide. The city of Greenville proper, the walkable downtown-adjacent part everyone falls in love with on their scouting trip, has been running near $499,000. If your non-negotiable is walking to Falls Park on a Saturday, you're paying Asheville money for it. The countywide number is what buyers actually shop once they see what walkable costs, and it's why Simpsonville and Travelers Rest do so much of the work in this market.
The other thing the median doesn't tell you is pace. Asheville homes are averaging 67 days on market, up from 46 a year ago. Buyers up there have leverage they didn't have in 2024. Sellers up there have a problem.
Why Asheville costs more and pays less
Here's the part that gets skipped.
Asheville's median household income is $71,102, per 2024 Census data. Greenville County's is $76,900. So the more expensive city pays its residents about $5,800 less a year.
Run the ratio and it gets uglier. Asheville sits at 7.1 times median income to buy a median house. Greenville County sits at 4.8. Five is roughly where housing economists start reaching for the word "unaffordable."
Salary.com came at it from the employer side and landed in the same place. Take the same job in Greenville instead of Asheville and you'd earn about 0.4% more while your cost of living falls 14.2%.
The reason is what each city sells. Tourism supports one in seven jobs in Buncombe County and about 20% of county GDP, per the Asheville Area Chamber. Hospitality pays hospitality wages. Greenville's payroll leaders are Prisma Health, Michelin with 7,120 people locally, BMW's Spartanburg plant, and Greenville County Schools. Manufacturing and healthcare pay manufacturing and healthcare wages.
Asheville's home prices are set in large part by people who don't work there. Know that before you take a job there.
Buncombe County lost population last year. Prices went up anyway.
For the first time in more than two decades, Buncombe County shrank. It was home to 277,417 people as of July 2025, roughly 1,810 fewer than the year before, with about 2,056 residents moving away outright. Helene is the reason.
The Greenville metro went the other direction. It crossed one million people and added 85,894 residents since the 2020 Census, a 9.3% clip that outpaced South Carolina as a whole.
Most relocation content treats price and population as the same story. Asheville just ran the experiment and separated them. Helene took housing stock off the board faster than it took people off the board, so a smaller population is chasing an even smaller supply. Prices held.
A market held up by scarcity behaves differently over five years than a market held up by jobs. Worth knowing which one your down payment is going into.
Greenville vs Asheville taxes: North Carolina wins above about $80,000
South Carolina rewrote its income tax this spring. H.4216, signed March 30, 2026, replaced the old three-bracket system with two rates: 1.99% on taxable income up to $30,000 and 5.21% above it, down from a 6% top rate. North Carolina finished its own phasedown on January 1, 2026, landing at a flat 3.99%.
Do the algebra and the crossover lands somewhere near $80,000 of taxable income. Under that, South Carolina is cheaper. Over it, North Carolina is. A remote worker clearing $250,000 who's choosing purely on income tax should pick Asheville.
Property tax pulls it back. The Tax Foundation puts North Carolina's effective rate on owner-occupied housing at 0.66% and South Carolina's at 0.49%. On a $500,000 house that's about $850 a year in Greenville's favor, and South Carolina's 4% owner-occupied assessment ratio (versus 6% on second homes and rentals) widens the gap for primary residences.
Verify every line of this with your CPA before you decide anything on it. The two states define taxable income differently, and I sell houses.
Who should actually pick Asheville
Some people should. Here's who.
You want the mountains as the daily backdrop instead of the weekend one. Asheville sits around 2,100 feet, Greenville around 1,000, and you feel that difference every day in July.
You work remote at a high income and the local job market is irrelevant to you. The flat 3.99% works in your favor and you're not eating the wage penalty. That's the strongest Asheville case there is.
The food and arts scene is the actual reason you're moving. Asheville's runs deeper than Greenville's. I'm not going to pretend otherwise.
You want a short-term rental in the plan. Visitor spending in Buncombe County is near $3 billion a year with about $250 million in new hospitality investment landing across 2025 and 2026. That demand is real. The regulation is the risk, so read the current Buncombe County and City of Asheville short-term rental ordinances before you underwrite anything.
If you're moving for a job or trying to buy more square footage than you got last time, Greenville is the answer and it isn't close.

Greenville. Salary.com's June 2026 comparison puts Greenville 14.2% cheaper overall, with housing carrying most of the gap. Pay for the same role runs about 0.4% higher in Greenville, so the money moves in your favor from both directions.
How far is Greenville SC from Asheville NC?
About 60 miles, roughly an hour up I-26. Plenty of Greenville families drive up for dinner and are home by 10. You can have the mountains without buying into them.
Did Asheville home prices drop after Hurricane Helene?
No. Buncombe County lost about 1,810 residents in the year ending July 2025, and Asheville's median sale price still rose 1.3% year over year through June 2026. Damaged and destroyed homes tightened supply faster than the population fell. What did change is speed. Homes now average 67 days on market, up from 46.
Which has better schools, Greenville or Asheville?
Both counties run large public districts, and Greenville County Schools is the largest in South Carolina with more than 10,000 employees. Compare specific schools instead of district averages. Attendance zones inside both counties vary far more than the county-level numbers suggest.
Is Greenville SC a good place to relocate from out of state?
The Greenville metro added 85,894 people between 2020 and July 2025 and most of that came from other states. The jobs are in healthcare and advanced manufacturing, which is a different mix than a tourism economy and generally a steadier one.
